How we price an extension

Most builders will not give you a number. We will.

Every extension is different, so ground conditions, glazing, the kitchen or bathroom you choose and how the new space ties into the old one all move the final number. What does the estimate include?

The estimate uses Beacon's rate per square metre for building the new space, including VAT, plus an indicative allowance where structural alterations are involved. Your itemised quote will set out exactly what is included and what is not, line by line, so there are no surprises later.

Do I need planning permission for an extension?

Some single storey extensions fall under permitted development, while larger or two storey extensions usually need planning permission. Beacon can introduce you to local architectural partners for drawings and planning, and every structural change is covered by a structural engineer's report signed off by building control.

Do I need an architect before I get in touch?

No. If you are at the ideas stage, Ben will visit, give you a build estimate and point you towards trusted local designers for drawings and planning. If you already have drawings, Beacon will price them directly into a full proposal.

Do you take a deposit to hold a start date?

No. Your date is confirmed with a contract, a payment schedule and a programme of works with dated milestones. No money changes hands up front to hold the diary.

How soon could you start my extension?

It depends on what is already booked in. Rather than promise a date on a web page, Ben will give you an honest picture of lead times when he calls, and it will be written into your programme of works before anything starts.

Who will actually be on site?

Martin, and the same small permanent team of carpenters, bricklayers and multi traders from the first visit to handover. Not a rotating cast of subcontractors. Clients tell us the house is left clean every evening, and we intend to keep it that way.
